When moving to France, one doesn't always realize the amounts to budget before getting the keys to an apartment. Between the first month's rent, the security deposit, insurance, and potential agency fees, the sum can quickly become substantial. Here's a clear summary to help you anticipate and avoid unpleasant surprises on moving day.
First Month's Rent
Depending on the lease start date and how the rent is calculated, you will need to pay either a full month's rent or a prorated rent for the number of days covered by the contract for the first month.
This first payment is usually requested before the keys are handed over, along with the security deposit.
Security Deposit
For a primary residence lease (the most common type), the security deposit corresponds to:
- 1 month's rent excluding charges for an unfurnished property;
- 2 months' rent excluding charges for a furnished property.
In the case of a Civil Code lease (company housing, secondary residence, or corporate lease), the amount may be higher as it is not regulated by law.
This deposit will be returned after you leave the property, minus any repairs or outstanding charges.
Agency Fees
Agency fees apply if you go through a real estate professional.
For a primary residence lease, they are regulated by the Alur law and cannot exceed €15 per m², all-inclusive (lease drafting, viewing, inventory of fixtures).
However, for a Civil Code lease (corporate or secondary residence), these fees are unregulated and can amount to up to 13% of the annual rent.
If the rental is done directly with the owner, there are no agency fees.
Home Insurance
In France, home insurance is mandatory from the signing of the lease.
A certificate must be provided on the day the keys are handed over. Without this document, access to the accommodation may be refused.
The cost depends on the size, the level of protection chosen, and the value of the insured goods.
For a small two-room apartment, expect around €150 per year.
Moving Costs
An international move can represent a significant expense: transportation, storage, customs clearance, packing, etc.
Prices vary depending on the distance, the volume transported, and the type of service chosen.
If you are arriving with your furniture, it is advisable to get several quotes in advance.
Relocation Fees (if applicable)
As part of professional mobility support, some companies or expatriates use a relocation agency like Sofime to facilitate housing searches, administrative procedures, and settling in.
These costs can be covered by the employer or billed directly to the client, depending on the contract established.

Sofime Immigration & Relocation Advice
When dealing directly with a private owner, do not make any payment before visiting the property and signing the lease.
Scams exist, especially online: a reliable contact person, an in-person visit, and a clear contract are the only guarantees of a secure rental.
